Lease Information

Our lease agreement is broken down into clear and concise details for both parties. You will understand our responsibility just as clearly as you will understand yours. We aim to cover all angles to give you peace of mind.

No Fees

Typically Management Services will cost between 5 to 10% of the rent. In addition, in a worst case scenario, if a tenant does not pay rent, you will not receive any rent. Guaranteed Rent has no fees, commission, upfront or hidden charges.

Rental Figures

Guaranteed rent figures are in some cases lower than the market rent. This varies on location and size of property. However with the guaranteed rent, void periods and maintenance costs are factored in, leaving you with a fixed income where you know where you stand. Our knowledge and experience of the market give us the best tools for a rental figure that works for you.

Utility Bills

Utility bills are the responsibility of Vesture for the entire agreement period. We always aim to make the renting process hassle free for the landlord, taking this responsibility away from you.

Inspections

Dependant on which type of tenant we have in the property, we inspect up each property up to six times a year. Property management has to be firm and consistent, which is why we focus our service to be intensive management.

No Void Periods

No void periods are a huge benefit to landlords. If you rent out a property, this is an investment, surely as with any investment, you are best off trying to gain as much regular return as possible?

Contract Lengths

Typically lease agreements will be either one year or three years. Three years is Vesture’s target lease term, however flexibility is important. Your circumstances and plans are key to us, we can always work together to find the right agreement for you.

Managing Tenants

The day to day management of tenants is taken away from the Landlord entirely. For example, even with a management contract, there are certain expectations put on the Landlord, such as evicting tenants, legal fees or even attending court. Guaranteed Rent takes this away from you. Legal costs and time is the responsibility of Vesture. In addition, finding tenants and arranging viewings are our responsibility.
